Briar Ridge Application Screening and Selection Process

An application fee of $40.00 per adult is due before the screening process begins.
  1. Applications are processed for specific available units on a first-come first-serve basis.


  2. An application is required for each applicant unless credit and rental history has been created jointly.


  3. Applications must be fully completed to be considered. Processing is completed within 24 to 72 hours.


  4. RESIDENT CRITERIA:

  5. Income: Gross income for the household should be three times the monthly rental amount.


  6. Income Verification: Verification of income may include employment verification, proof of self employment, or other documentation verifying income or other means of support.


  7. Rental History: Current and prior landlord will be contacted as references for each tenant. Failure to provide correct phone numbers and verifiable references may result in rejection.


  8. Credit History: A consumer credit report will be obtained for each applicant. If we can't verify an applicant's credit, this may be grounds for denial. The credit report will be obtained from Equifax Credit Information Services, Inc., PO Box 740256, Atlanta, GA 30374-0241.


  9. E-mail Application: applicants should provide us with photo copies of picture identification. (i.e. drivers license, passport, etc..) Mail the photo copies to Briar Ridge Apartments at 2604 NW Garryanna Dr., Corvallis, OR 97330


  10. Attitude: The demeanor and attitude of applicants during the interview process is considered.


  11. Incomplete / False Application: Any information provided that is incomplete, inaccurate or false may be grounds for denial. False information may be cause for subsequent termination of tenancy.


  12. NO SMOKING in the apartments or on the premises. NO PETS ALLOWED.


  13. Occupancy standards: 1 bedroom -- 2 persons maximum; 2 bedroom -- 4 persons maximum Parking: 1 covered and 1 uncovered space assigned. No more than two vehicles per apartment.


  14. If denied, applicant will be given the reason for denial and a chance to refute or clarify any erroneous information. Objections may be addressed to Terry Allen, 2604 NW Garryanna Dr., Corvallis, OR 97330.


  15. We conduct our business in accord with Local, State and Federal Fair Housing Laws. It is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status, national origin, sexual orientation or source of income.


  16. Please verify with the manager that a specific apartment is available when submitting your application. We do not maintain a waiting list.

A copy of your request will be sent to the the E-mail address you enter below as confirmation of submission. An incomplete application causes a delay in processing and may result in denial of tenancy. Complete a separate application if you and co-applicant have separate credit and/or separate rental history.
